Community Basics Will No Longer Pursue the Development of Sunnyside

In consultation with its Board of Directors and the City of Lancaster, Community Basics, Inc. will no longer pursue the development of the Sunnyside peninsula.

“Although the Sunnyside Final Plan Phase 1 recently received conditional plan approvals from the City of Lancaster, CBI has determined the project’s remaining hurdles are insurmountable and the project is unable to come to fruition” said CBI’s Executive Director, Lisa Greener.

Community Basics, Inc. and its partners dedicated significant time – nearly 20 years – and resources to design a mix of single-family homes, duplexes, and apartments on Sunnyside.  This decision was not made lightly. “CBI recognizes the project now has obstacles which cannot be overcome.  We appreciate the ongoing support received from the City throughout the development process” said Lisa Greener.

“I appreciate CBI’s commitment to seeing this project through. Unfortunately, the last hurdles to clear were insurmountable and I respect the board’s decision. At this time, the City intends to hit pause and reassess the future of Sunnyside given that the City will continue to retain ownership” said Mayor Danene Sorace.

Community Basics, Inc. continues to remain dedicated to providing affordable housing in Lancaster City and County and hopes to partner with the City in the future to combat the affordable housing crisis.

Community Basics Receives PHARE Funding for Predevelopment of Saxony Ridge Apartments

Community Basics, Inc. received $400,000 of PHARE funds in an effort to provide affordable, safe housing to the senior community of Lancaster County, PA. Saxony Ridge Apartments, located on the Warwick Woodlands campus of Moravian Manor, will be a 62+ senior community that will provide 62 residential units, a community room with kitchen, computer room, fitness area, and management/support staff. There will be 44 one-bedroom units and 18 two-bedroom units. PHARE funds will be used to assist with the cost of predevelopment activities associated with the future development of a multifamily affordable housing project.

Community Basics Receives Approval for Sunnyside

On June 19, CBI received Conditional Plan Approval from the Lancaster City Planning Commission for Sunnyside Final Plan Phase 1.  Phase 1 consists of 53 single family homes and 117 multifamily units for varying income levels and affordability.

GREENER ASSUMES EXEC ROLE; RODRIGUEZ JOINS CBI AS DIRECTOR OF FINANCE

Following Ken Smith’s retirement, Lisa A. Greener has been named Executive Director, effective June 1. Lisa joined CBI in 2012 as our Director of Finance after a 22+-year career with the High Companies where she most recently served as Controller for High Real Estate Group. In 2015, she became our first Deputy Director. Lisa holds a bachelor’s degree in Accounting and Management from Lebanon Valley College.

Welcome, Loaida Rodriguez! Our new Director of Finance brings 16 years of accounting expertise to our organization and holds a master’s degree in public administration, with an emphasis in non-profits, from West Chester University.

KEN SMITH RETIRES

Friends, family, colleagues and community leaders dropped by on May 22 to celebrate Executive Director Ken Smith’s 50+-year career during a surprise retirement party. We wish him our very best and promise to uphold and continue the high standards he set for Community Basics’ projects over the years, as well as his legacy of hard work and dedication to ensure affordable housing throughout our region. More than 50 invited guests gathered on March 28 to celebrate the grand opening of Community Basics, Inc.’s (CBI) latest affordable housing community, Brunswick Farms Apartments. CBI Executive Director Ken Smith kicked off the brief program with a heartfelt thank you to Manor Township officials for their support of the project, and to the many partner organizations that made Brunswick Farms Apartments a reality. On April 8, we closed an 11-year chapter in Community Basics’ history by saying goodbye and happy retirement to our director of development, Tom Eisemann. We wish Tom the very best and thank him for his many contributions to CBI over the years.

BRUNSWICK FARMS APARTMENTS – NOW OPEN

Community Basics’ latest affordable housing community, Brunswick Farms Apartments, is open and accepting rental applications. The apartment community includes 60 new, spacious, well-appointed two- and three-bedroom apartments in five buildings on a beautiful site in Manor Township (Penn Manor School District) with easy, convenient access to all services.

Located west of the Leisure Lanes bowling and golfing facility and within five miles of more than 50,000 jobs, the new community is on a bus route and is close to shopping and schools. An on-site management office, laundry facility, tot lot and community room are provided. Brunswick Farms features 44 two-bedroom and 16 three-bedroom apartments. Six apartments are wheelchair ready; two apartments are hearing/vision-impaired ready.  Six apartments are set-aside as permanent housing for homeless families.

BRUNSWICK FARMS APARTMENTS 50% COMPLETE

Brunswick Farms Apartments is 50% complete. The spacious two and three bedroom apartments – in five buildings – will be ready for occupancy as early as December of 2015. Construction of the 60-unit apartment community began December 5, 2014.

Located west of the Leisure Lanes bowling and golfing facility, within a five-mile radius of over 58,000 jobs, the new community is on a bus route and is close to shopping, schools and all services. An on site management office, laundry facility, tot lot and community room will be provided.
